ROSEMANN COMPLETES $14 MILLION G. W. LOFTS RENTAL PROJECT

St. Louis, Mo. - The historic renovation of G.W. Lofts at 2615 Washington Avenue in St. Louis is now complete thanks to the support of architecture and interior design firm Rosemann & Associates, P.C. With 60 rental units, G.W. Lofts’ surprising colored facades liven up the community and provide residents a unique urban living opportunity.

The colorful design arose after a golden glazed terra cotta brick was exposed during preliminary planning. According to Project Architect Gary Rogowski, AIA, this inspired a Miami art deco color scheme breathing new life into the property. The transformation, he says, encourages development and advancement to the west along Washington Avenue of Downtown.

Originally home to the Edwin F. Guth Lighting Company, the century old complex consists of 6 buildings. “Each building had a separate, historic identity,” explains Rogowski. “The varying colors help the individual buildings remain unique, just as the floor plan does for the interiors,” says Rogowski.

Rosemann’s floor plan design situates public spaces and residential units around especially large windows allowing natural light to span entire units. “The windows reveal a captivating view of the Downtown skyline,” says Rogowski. “It was important for us to keep the view while maintaining a certain degree of privacy for residents.”

Complicated in nature, historic renovations require constant attention throughout the construction process. G.W. Lofts was particularly challenging as remodels on all six buildings had occurred in the last fifty years.

“It’s always difficult when modernizing a building’s use,” explains Rogowski. “But with bright exterior colors, a modern floor plan and a dedicated project team, this once monotonous structure has been transformed into a fun, aesthetic gem.”

Project team members include developer George E. Walsh Building, LLC, HBD Construction, Inc., KPFF Consulting Engineers, C.E. Jarrell Mechanical Engineers, Dickherber Electric Inc. and Bi-State Fire Protection. Rental units range from 1241 SF to 877 SF with 28 two-bedrooms and 32 one-bedrooms. Two units on the second floor meet ADA compliancy.

New Adult Day Center for P.A.C.E. Program Seniors

A Program of All-inclusive Care for the Elderly (PACE) facility was recently completed in North St. Louis County in Missouri thanks to Alexian Brothers Community Services, Blanton Construction and design firm Rosemann & Associates, P.C. The new adult day health center provides space for PACE staff to give frail seniors needing special care an opportunity to remain living independently.

“Corpus Christi Church has been a local icon in the Jennings area since its original completion in 1967,” says Project Architect Matthew Gurley. “This project is a tremendous boost for the community’s redevelopment as well as the lower income elderly it serves.”

With construction totaling $3 million, the former 13,000 sq. ft. Corpus Christi Church located at 8449 Jennings Station Road was redesigned to include a 3,000 sq. ft. building addition, medical clinic, exam rooms, physical, occupational and recreational therapy areas, social services offices, administrative offices, chapel, kitchen and community space. There is also a special area designed to serve elderly participants with memory loss and Alzheimer’s.

“The Alexian Brothers wanted the facility to be timeless, classic and as comfortable as possible,” says Lead Interior Designer Mickey Warriner, IIDA. “We used warm finishes in light and airy colors to help create a cheerful atmosphere.”

The new Center allows PACE to serve over 100 low income seniors that require assistance to remain living independently. With easy bus access to I-70 and I-270, the new Center reaches a demographic that until now has been underserved.

“With access to two major highways, easy bus access, and a beautiful site that may soon also offer affordable living this campus is positioned as a premier provider of services to the elderly,” says Rosemann’s Director of Business Development and Marketing Nancy Cripe.

ROSEMANN DONATES DESIGN TO SAVE HISTORIC LANDMARK

Rosemann recently donated a schematic design to study potential uses for the Mullanpy Emigrant Home to Old North St. Louis Restoration Group.

The design study was one of the first steps towards renovating the 140 year old building which is on St. Louis Landmarks Association's "Most Endangered" building's list.

Located in Old North St. Louis, the Home now anchors a neighborhood which is on the fringe of redevelopment including Crown Village once known as the 14th Street Mall.

Spring 2008 Announcements

Recently, Nancy Rodney, AIA became a LEED Accredited Professional by passing USGBC's exam for new construction cerfication.

Director, Business Development and Marketing Nancy Cripe was recently placed on the Board of Directors for Places for People in St. Louis.

Prakriti Dhakal joined Rosemann's St. Louis office as an Intern Architect. She holds a Bachelors of Architecture from the Institute of Engineering, Tribhuvan University in Kathmandu, Nepal.

Austin Berke joined Rosemann's Kansas City office as a part-time Intern Architect. He currently attends Kansas University and is expected to graduate in Spring 2008.

Jennifer Moss joined Rosemann's Kansas City office in the receptionist position. She has two years experience and will be an important member of Rosemann's support staff.

New Boutique Hotel Comes to St. Louis

Conrad Properties selected Rosemann to provide an integrated design approach for the new Hotel Indigo in Clayton, Mo. The former Daniele Hotel will soon be renovated into a select boutique, full-service haven for travelers interested in a refreshing, relaxing environment.

"Each Hotel Indigo has its own design interpretation," says Mickey Warriner, IIDA. "This project provided us with an opportunity to think outside the box and have fun with design, finishes and furnishings in unexpected ways."

In the spirit of full circle collaboration, Rosemann's providing both architecture and interior design services for the renovation. Rosemann's team will use an organic design methodology introducing the Golden Mean and bringing natural elements into the hotel's design.

"These hotels cater to busy people looking for a re-energizing atmosphere," says Warriner. "The organic design will help guests find rest and inspiration."

The $13 million renovation also includes dramatic exterior improvements with a new canopy, updated streetscape, additional story with contemporary roof line and redesigned storefront with unique Indigo inspired art glass feature.

Elegant Design for Affordable Housing

By Fall 2008, renovations for three buildings on East Armour Boulevard in Kansas City, Mo. will be complete thanks to Straub Construction, Rosemann and The Eagle Point Companies.

"This project proves affordable housing can have quality design," says Donald Rosemann, NCARB, AIA, DBIA. "Residents and visitors of the apartments are welcomed by an unexpected, hotel lobby like experience."

Focusing on the three buildings' existing identity, the design team used Georgian Court's southern features, Linda Vista's Spanish motif and Bainbridge's Frend inspired surroundings to create custom palettes appropriate for each worldly design.

"The Georgian Court is southern traditional with Williamsburg blue tones, crown molding, fluted columns and oriental rugs," says Director of Interior Design Vickie Stewart, ASID, IIDA. "For Linda Vista, we wanted an old world feeling with deep, warm colors, textured walls, winged leather chairs close to the fireplace and antique corbels in the ceiling with gold leaf highlights."

With Rosemann providing both architecture and interior design, the East Armour Apartments were recently chosen as an honoree for the 2008 Kansas City Business Journal's Capstone Award.

ROSEMANN WINS AT IIDA COUTURE FASHION SHOW THIRD YEAR IN A ROW

Kansas City, Mo. – On May 8, 2008, Rosemann & Associates, PC won “Most Inspired” for its military-styled clothing designs at the Mid-America Chapter of International Interior Design Association’s annual Color + Couture Fashion Show. The event benefited Synergy Services, a non-profit children’s shelter for runaway and homeless youth in western Missouri.

Held at the Madrid Theater in Kansas City, Mo. the event sold out with a total of 550 guests attending. According to IIDA Mid-America’s website, 26 teams entered the competition using product materials donated from local vendors to create their outfit designs.

“This is the third year Rosemann’s won an award,” says Director of Interior Design Vickie Stewart, IIDA, ASID. “We were excited to hear that no other companies have done that!”

Entries used a palette based on colors found in spaces inspired by deep earth, oceans and forests. Rosemann’s Anne Schmader was the design mastermind behind the male and female couture ensembles.

“Our team felt these natural colors lent themselves nicely to a military look,” says Schmader. “What better way to pay homage than to design something based on the people who protect our spaces?”

Rosemann’s design concept was titled “Naviator,” a combination of navy and air force uniforms transformed into high fashion for everyday use. The designs incorporated a suede wall covering material provided by MDC Wallcovering.

“It was so much fun,” says model Michael Gaillard, a Rosemann architect. “You walk back stage and there are high energy people everywhere. I felt like a celebrity.”

Highly attended, each Spring in Kansas City, Mid-America IIDA hosts the Color + Couture event benefiting a local non-profit organization.
