ROSEMANN WINS NATIONAL AWARD FOR POEHLER LOFTS PROJECT

 
The Poehler Lofts project in Lawrence, Kansas has received a National Award from Novogradac & Co. for LIHTC Property that Best Exemplifies Major Community Impact.  The awards presentation is scheduled for January 9th, 2014 in Miami, FL.

The Poehler Lofts project is a 49 unit mixed income apartment complex that is part of the Lawrence Neighborhood Revitalization District.  Originally the Poehler Mercantile Building, this 1904, four story brick building once housed a grocery warehouse in the center of an important industrial district in East Lawrence, Kansas

Redeveloped by Landmark Investment Group, and designed by Rosemann & Associates, P.C., this century old building adopted some innovative design components. The solar panel installation on the roof of the Poehler Building is comprised of 224 Yingli panels. Converting energy from the sun to standard electric, the installation will offset 49 tons of carbon annually and save thousands of dollars in energy costs a year.

Popular amenities include a gathering space for residents, family and friends, a leasing office, exercise area, and off street parking. Building restoration includes a new roof structure, exterior wall repairs, and new MEP systems.  Landscaping elements, signage and lighting embellish the exterior, while upscale finishes result in appealing interior spaces.

Leading the project was architect Gabe Vogl of Rosemann’s Kansas City office. “It’s a great honor to win this award, as it was a team effort to bring life back into this historic building and neighborhood” said Vogl.  Structural Engineering was provided by Scott Rosemann while the General Contractor was Rau Construction Company.

Completed just six months after starting the rehab in December of 2011, the Poehler Lofts project was completely leased within 24 hours of receiving the certificate of occupancy.  The rehabilitation of the Poehler Building received enormous support from the community and has influenced a movement to restore other buildings in the historic district.  President Don Rosemann stated “It’s always rewarding when you can be part of a project that benefits our clients as well as the surrounding community.”
